New garage door installation in Austin, built for a west wall that bakes from May to September
A new door is the largest moving object on your house and the biggest thing on its front. Pick the insulation for the heat, the style for the street, and the windows for the light, and we handle the measuring, the springs, the opener hookup and the old door's trip to the yard. The written price holds for thirty days.
| Door type | What it is | Where it fits in Austin |
|---|---|---|
| Single-layer steel | One steel skin, no insulation, the builder-grade door on many 1990s and 2000s homes | A detached garage or a budget replacement on a north-facing wall; dents easily and radiates heat |
| Insulated steel, two layer | Steel skin bonded to a polystyrene board, roughly R-6 to R-9 | The sensible middle for most attached garages; quieter and stiffer than single layer |
| Insulated steel, three layer | Steel skin, injected polyurethane foam, steel back, R-12 to R-18 | The door for a west- or south-facing garage, a room over the garage, or a garage used as a gym or shop |
| Wood-look composite or faux wood | Steel or composite with a stamped and stained grain finish | The Hill Country and limestone-ranch look without wood's maintenance; holds its colour in the sun |
| Full-view aluminum and glass | Aluminum frame with tempered, frosted or tinted glass panels | Modern builds in East and Central Austin; glass choice decides how much heat comes through |
| Real wood | Cedar, hemlock or mahogany, custom built | A specific architectural look; needs refinishing every few years in this sun |
The insulation line in that table is not a luxury here. An attached garage on the west or south side of an Austin home takes the full afternoon sun from May through September, and a single-skin steel door turns into a radiator that heats the garage, the wall behind it and any room above it. A three-layer polyurethane door cuts that noticeably, quiets the door, and stiffens the sections so they shrug off a soccer ball. If the garage is a workshop, a gym or has a bedroom above, we steer you to R-12 or better without apology. The money comes back in comfort and in a door that still runs straight in fifteen years.
Style follows the street. The newer subdivisions north toward Round Rock and Cedar Park lean toward long-panel or flush insulated steel in charcoal, dark bronze and white; the limestone ranches and Hill Country builds toward wood-look carriage styles; the infill homes in East Austin and the 78704 toward flush modern or full-view glass. Windows along the top section bring light into a garage that has none, and in this climate we recommend tinted or frosted glass on a sun-facing wall. Hardware, colour and window pattern are chosen from the maker's catalogue on the first visit, with a sample in hand.
The installation day runs like this. The old door, springs, tracks and hardware come down and go on the trailer. New tracks and the torsion assembly go up, matched to the new door's exact weight, which is the step that decides whether the door glides or fights its opener for the next decade. The sections are hung, the rollers and hinges fitted, the bottom seal set to the slope of the slab, and the opener reconnected and its limits reset to the new travel. The door is balanced by hand before the opener ever lifts it. On a standard two-car opening, that is one working day.
Paperwork, briefly. The City of Austin's Development Services lists replacing or installing an overhead garage door on a one- or two-family home, up to three stories, as exempt from a building permit. Outside the city limits, in Round Rock, Cedar Park, Georgetown or the unincorporated county, the rule belongs to that jurisdiction, and we tell you to check with its building department rather than promising on its behalf. A homeowners' association is a separate matter from any city, and in many Williamson and Hays County subdivisions the door's colour and style need an architectural approval before the order goes in. Ask early; the approval takes longer than the door.
What the visit covers
Measured twice
Opening width and height, headroom, side room and the slab's slope taken on the first visit, so the door ordered is the door that fits.
Insulation chosen for the wall
R-value recommended from which way the garage faces and what sits above it, not from a brochure.
Springs matched to the new weight
A fresh torsion assembly wound for the exact door, the detail that decides whether the opener lasts.
Opener reconnected and reset
Your existing opener's travel and force relearned for the new door, or a new opener fitted the same day if you choose one.
Old door gone
Sections, tracks, springs and hardware hauled away; the garage is swept before we leave.
Written price, 30 days
Door, hardware, labour and haul-away on one sheet, with the permit and HOA notes stated plainly for your address.

Questions about new garage door installation
How long does a new door take to arrive?
Stock doors in common sizes and colours are usually a week. Special colours, windows and wood-look finishes run two to five weeks depending on the maker. Install day itself is one working day for a two-car door.
Do I need a permit for a new garage door in Austin?
Inside the City of Austin, Development Services lists an overhead garage door replacement on a one- or two-family home as exempt. Outside the city, ask that city's or the county's building department. An HOA approval, where one applies, is separate and is the slower of the two.
Should I replace my opener at the same time?
If it is over twelve years old, lacks a battery backup or safety sensors, or has already needed a board, yes, and doing both in one visit saves a trip charge. A sound opener under ten years old is simply reconnected and reset.
Is insulation worth it in Texas?
On an attached garage facing west or south, or with living space above, without question. It cools the garage, quiets the door and stiffens the sections. On a detached, shaded garage used for storage, a two-layer door is plenty.
Can you match my door to my neighbour's?
If it is a current model, yes, from the same catalogue. Many subdivisions used one or two door models when built, and we see them often enough to recognise them from the driveway.
What happens to the old door?
It leaves with us on the trailer, springs and tracks included, and the steel is recycled. There is no disposal fee hidden on the sheet.
