Garage door repair in Round Rock, where half the city owns its garage and most of those doors are the same age
Round Rock grew in waves along I-35, and each wave came with its own builder door. The springs on the 1990s doors are long past their cycle count, the 2000s doors are reaching theirs, and the newer ones north of SH 45 are just loud. We carry the parts for all three and know which subdivision has which.
| Round Rock by the numbers | Figure | What it means for your door |

| People | 141,282 | The second-largest city in the metro, with a door inventory to match |
| Owner-occupied homes | 55.5% | More than half the city maintains its own garage door rather than calling a landlord |
| Median home value | $418,600 | The kind of house where a dented single-skin door looks wrong on the front and a new insulated one is a sensible spend |

Round Rock sits on both sides of the Williamson and Travis county line, strung along I-35 from the old downtown by the round rock itself in Brushy Creek up past the Dell campus and the outlet mall to the SH 45 interchange. The housing came in generations. The neighbourhoods off Gattis School Road and around Forest Creek went up through the 1990s on single-skin steel doors with 10,000-cycle springs, and those springs, on a door that has opened four or five times a day for thirty years, have been replaced once already or are overdue. Teravista, Behrens Ranch and the streets west of I-35 toward Brushy Creek came in the 2000s with slightly better doors and chain-drive openers that are now at the age where the logic board goes in the first spring thunderstorm. The newest streets north toward Hutto and out along University Boulevard got belt-drive openers and insulated doors, and their problems are mostly rollers that were never lubricated and sensors knocked by a bicycle.
Two things about Round Rock change the job. The first is that the I-35 corridor through the city is lined with warehouses, car dealerships and self-storage, so our commercial calls cluster here: roll-up doors on the storage facilities off Louis Henna, dock doors in the business parks near the Dell campus, grilles on the shops along the frontage roads. The second is the permit question. Round Rock has its own building department, separate from the City of Austin, so the City of Austin's exemption for replacing an overhead garage door does not reach across the line. For a repair, nobody asks. For a new door, we tell Round Rock homeowners to check with the city's building department before the order rather than assume, and we tell them their HOA will want the colour and style approved first, because in Teravista and Forest Creek it will.
The drive from our base in Austin up I-35 or MoPac to Round Rock is twenty to thirty minutes outside the rush, and a Round Rock call is treated like an Austin call: a technician on the way the same day for a door that will not open or close, a price named before the work, and the common springs, cables, rollers, sensors and opener boards on the van so that most jobs finish in the one visit.
How a Round Rock visit goes
Same-day for stuck doors
A door that will not open or close in Round Rock gets a technician the same day; everything else within a day or two.
Springs for every generation
The torsion sizes for the 1990s single-skin doors, the 2000s builder doors and the newer insulated ones, carried on the van.
Board swaps after storms
Logic boards for the LiftMaster, Chamberlain and Genie units that run most Round Rock garages, for the opener that died in last night's lightning.
Commercial along I-35
Roll-up and dock doors for the storage facilities, dealerships and warehouses along the corridor, at any hour.
Permit and HOA said plainly
Round Rock's building department, not Austin's, has the say on a new door; the HOA has the say on its colour. Both told to you before the order.
Price before work
Parts and labour on separate lines, the number said out loud, and the technician waits for your yes.

What Round Rock callers ask
How quickly can you get to Round Rock?
Same day for a door that is stuck open or will not lift, usually within a few hours; a day or two for a noisy door, a tune-up or a new-door measurement. The drive up I-35 from Austin is short outside the rush.
Does the City of Austin permit exemption apply in Round Rock?
No. Round Rock has its own building department. Repairs are not something anyone permits, but for a new door we tell you to ask Round Rock's department rather than assume the Austin rule reaches across the county line.
My Forest Creek door is from the 1990s. Should I just replace it?
If it still runs straight and the sections are sound, a new pair of springs and nylon rollers gives it years more. If it is single-skin, dented and loud, and the opener predates safety sensors, we price a new insulated door alongside the repair so you can compare.
Do you handle the roll-up doors on storage units off Louis Henna?
Yes. Rolling steel barrel springs, guides, slats and bottom bars are regular work along the I-35 corridor, and after-hours calls on a jammed bay are taken.
Will my HOA care about a new door?
In Teravista, Forest Creek, Behrens Ranch and most of the newer subdivisions, yes: colour, style and windows usually need an architectural approval. Start that before the door is ordered; it is the slower of the two steps.
